About the Role

The Leasing Representative coordinates the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. This role handles all leasing activities, ensures resident satisfaction throughout the lease term, and drives lease renewals. • Perform leasing activities: greet and qualify prospects, conduct tours, process applications, run credit/background checks, prepare lease and move‑in packages, and ensure smooth move‑ins. • Inspect apartments before resident move‑in, verify readiness, and coordinate maintenance for any outstanding items. • Monitor market and competitor trends; develop and implement short‑ and long‑term marketing plans to maintain occupancy while adhering to concession policies. • Design and execute marketing tactics to drive traffic, including resident referral programs, employer outreach, and online platforms such as Craigslist, Facebook, and email. • Utilize property management software (e.g., OneSite, Yardi) to track unit availability, record leasing activity, manage resident and prospect data, and capture demographic information. • Ensure show units meet company standards by daily inspecting the marketing corridor, coordinating maintenance, merchandising units, and preparing the leasing office for activity. • Follow up with prospects and new residents via email, thank‑you notes, calls, or other contacts to confirm leasing decisions and maintain satisfaction. • Support the lease renewal program by preparing renewal letters/packages, contacting residents before move‑out dates, and ensuring timely signing of renewal documents. • Respond promptly and courteously to resident or owner concerns, resolve issues, and forward requests to the appropriate staff. • Maintain all required state and local licenses or certifications.
