About the Role
The Maintenance Technician supports corrective, preventative, routine, emergency, and cosmetic maintenance, assists with make‑ready processes, and works under the supervision of the Maintenance Supervisor and Community Manager. • Attend the property daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance to keep community areas and units functional. • Assist with scheduling and execution of maintenance‑related turnover (make‑ready) events. • Clean and maintain exterior grounds, breezeways, common areas, and swimming pools, including accurate chemical logs. • Conduct daily inspections of grounds and facilities to identify and correct hazards or liability concerns. • Execute the preventative maintenance program to extend property life and reduce future repairs. • Keep the maintenance shop organized, stocked, and compliant with safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections, inventory monitoring, and record‑keeping for service requests, EPA/OSHA compliance, and make‑ready status. • Maintain office, common areas, and model unit cleanliness and upkeep. • Report community rule violations to the supervisor or manager. • Participate in on‑call emergency response as needed. • Provide excellent customer service, monitor request turnaround times, and consistently enforce community policies.

What You Bring
Candidates need a high school diploma or equivalent, basic computer skills, knowledge of Fair Housing and OSHA, and must be able to handle physical demands such as lifting 100+ lb, climbing ladders, and working overtime or on‑call emergencies. Reliable transportation is required.
