Job Highlights
About the Role
• Identify NOI trends, risks, and opportunities; support pricing, expense, and operational initiatives to improve portfolio NOI. • Build and maintain asset‑level financial models with >99% accuracy for budgets, forecasts, scenario analysis, and capital ROI decisions. • Deliver complete, audit‑ready asset performance reports within 10 business days of month‑end, ensuring 100% data field completion. • Support annual budgets and rolling forecasts by explaining >90% of material variances (±5%) and updating models with approved changes. • Track 100% of active capital projects and key physical assets, maintaining current spend, timing, condition, and lifecycle data. • Analyze vendor pricing and performance to uncover cost‑saving or ROI improvement opportunities for maintenance and replacement decisions. • Maintain strict data accuracy and documentation discipline, quickly spotting inconsistencies. • Follow structured processes for tracking, validation, and reporting, turning analysis into clear next steps. • Collaborate effectively across functions while grounding decisions in data.

What You Bring
The Asset Manager role is charged with maximizing performance of a portion of Spartan’s self‑storage portfolio. The position relies on precise financial modeling, disciplined analysis, and reliable asset intelligence to drive NOI growth, capital planning, and lifecycle decisions. Ideal candidates thrive on deep analytical work, turning numbers into clear insights that influence strategy. • Demonstrate advanced Excel modeling skills, including complex formulas, lookups, pivot tables, and scenario analysis. • Exhibit strong analytical rigor, curiosity, and attention to detail to understand the “why” behind numbers. • Hold a bachelor’s degree in finance, real estate, business, economics, engineering, or a related field. • Possess 3–6+ years of commercial real‑estate asset management, financial or portfolio analysis experience (self‑storage preferred). • Be proficient in advanced Excel; experience with BI tools, asset databases, or reporting platforms is a plus.
