About the Role
The Leasing Associate role coordinates marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. The position involves guiding prospects through the leasing process, ensuring resident satisfaction, and securing lease renewals throughout the resident’s term. • Perform all sales and leasing activities to meet revenue and occupancy targets, including prospect qualification, tours, application processing, credit and background checks, lease preparation, and move‑in coordination. • Inspect apartments before move‑in to ensure they are ready, and coordinate any required maintenance tasks. • Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply community policies on concessions and specials to boost occupancy. • Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook. • Utilize property management software (e.g., OneSite, Yardi) to track unit availability, record leasing activity, manage prospect and resident data, and capture demographic information. • Maintain show unit quality by daily inspections, coordinating maintenance, merchandising, and preparing the leasing office for daily activities. • Follow up with prospects and new residents via email, thank‑you notes, calls, or other contacts to ensure satisfaction and secure lease decisions. • Support the lease renewal program by preparing renewal packages, contacting residents before move‑out dates, and ensuring timely signing of renewal documents. • Respond promptly and courteously to resident and client/owner inquiries, resolving issues or forwarding requests to appropriate personnel. • Maintain all required state and local licenses or certifications as applicable.

This entry‑level position supports a stabilized community of 472 units and requires weekend availability. No prior industry experience is needed, but candidates must be able to multitask in a fast‑paced environment and are eligible for a 20% housing discount. The hourly pay range is $17.00‑$18.00 in Pomona, CA, with actual salary determined by business needs, experience, skills, and location. Depending on the employment classification, the role may also qualify for weekly, monthly, quarterly, or annual bonus programs.
