About the Role
The Maintenance Technician is responsible for performing a variety of maintenance tasks to maintain and enhance the value of an apartment community. The role requires timely, professional, and courteous service, adherence to safety and hazard communication programs, and collaboration with supervisors, residents, vendors, and the maintenance team. • Complete service requests and repairs thoroughly and promptly • Monitor inventory of equipment, tools, parts, and supplies • Provide excellent customer service • Maintain an organized, clean, and safe work area • Follow the preventative maintenance schedule • Communicate effectively with residents, employees, vendors, and supervisors • Adhere to budget guidelines and support the preventative maintenance program • Assist with the hazard communications program • Inspect grounds, buildings, and community features to minimize liability • Ensure compliance with company safety and hazard policies • Maintain the physical condition of the community according to operating and safety standards • Preserve curb appeal in coordination with the maintenance team • Assist residents with move‑in/move‑out processes as needed • Schedule and perform maintenance/repair turn events • Perform scheduled equipment maintenance per manufacturer recommendations • Address complaints and resolve issues professionally • Keep accurate records and assist with cleaning of office, common areas, and model units • Clean exterior grounds, breezeways, and common areas daily • Maintain swimming pool, perform cleaning, and keep chemical logs up to date • Participate in on‑call rotation for emergency service • Use general maintenance equipment safely, including hand tools, ladders, refrigerant recovery units, and landscaping equipment • Wear appropriate safety equipment and work boots • Diagnose and repair major appliances, HVAC, basic‑intermediate plumbing and electrical, sheetrock, carpentry, pool care, roofs/gutters, painting, irrigation, landscaping, fountain, foundation/sidewalk, ice/snow removal, golf carts, and small engines

What You Bring
The position requires a high school diploma or equivalent, reliable transportation within 30 miles, EPA Type I/II certification preferred, and the ability to use general maintenance equipment safely. Physical demands include frequent lifting of up to 75 lb, bending, stooping, and regular use of ladders or stepladders. • High school diploma or equivalent • Reside within 30 miles of the assigned property • Reliable transportation for emergency on‑call duties • EPA Type I & II certification preferred • Obtain any required licenses or certifications per local, state, or federal law • Frequent lifting or moving of up to 75 lb, frequent bending/stooping, and regular ladder use
