About the Role

The Leasing Coordinator role is responsible for aligning the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. This includes handling all leasing activities for new residents, ensuring resident satisfaction throughout the lease term, and securing timely lease renewals. • Perform sales and leasing activities to meet revenue and occupancy goals, including greeting prospects, tours, applications, credit checks, lease preparation, and move‑in coordination. • Inspect apartments before move‑in to ensure they are ready, and coordinate any necessary maintenance tasks. • Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply community policies on concessions and specials. • Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook. • Utilize property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage resident data, and capture demographic information. • Maintain show unit quality by daily inspections, communicating maintenance needs, merchandising, and preparing the leasing office for activity. • Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and finalize leasing decisions. • Support lease renewal efforts by preparing renewal packages, contacting residents ahead of move‑out dates, and ensuring timely signing of renewal documents. • Respond promptly and courteously to resident and owner concerns, taking action to resolve issues or forwarding requests to appropriate staff. • Maintain all required state and local licenses and certifications for the position.
