About the Role

The Lead Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing systems at assigned facilities. This role often serves as the sole on‑site engineer and may supervise maintenance staff depending on the building’s size and complexity. Daily duties include overseeing system performance, conducting preventive maintenance, responding to emergencies, and coordinating work with external contractors. The engineer also manages inventory, develops building‑specific procedures, and prepares monthly operational reports for management while ensuring compliance with all codes and safety policies. • Conduct daily operations and maintenance of mechanical, electrical, and plumbing systems. • Supervise and assign tasks to maintenance staff as needed. • Perform preventive maintenance (filter changes, motor lubrication, lamp replacement, belt adjustments, bearing replacement, shaft alignment). • Recommend and implement improvements to the preventive maintenance program. • Develop building-specific maintenance procedures. • Coordinate maintenance with external contractors and technicians. • Manage stock and inventory control. • Respond promptly to emergencies (fire, evacuation, equipment failures) and customer concerns. • Ensure compliance with codes, regulations, and company safety policies. • Prepare and submit monthly building operation reports to management. • Adhere to C&W uniform dress code and maintain professional appearance.

What You Bring

Key competencies include strong oral and written communication, organization, technical proficiency, decision‑making, and problem‑solving. Required education is a high school diploma or GED, with a preference for apprenticeship or trade‑school completion, and at least five years of related experience. Candidates must hold appropriate trade licenses, EPA Section 608 universal refrigerant certification, a valid driver’s license, and possess basic computer skills in Outlook, Excel, and Word. Work is performed in a professional office setting with regular travel between properties and exposure to varying weather conditions. Physical demands involve frequent lifting of up to 50 lb, climbing, stooping, and extended shift or on‑call duties during priority or emergency situations. • Complete required C&W safety training annually. • Demonstrate strong communication, organization, technical, decision‑making, and problem‑solving skills. • Hold relevant trade licenses (e.g., Journeyman/Master Electrician) and EPA Section 608 universal refrigerant certification. • Maintain a valid driver’s license with a clean driving record. • Possess basic computer skills in Outlook, Excel, and Word. • Knowledge of HVAC, boilers, pumps, refrigerant systems, energy management, and overall building systems.
