About the Role

The Assistant Community Manager oversees daily operations and financial functions of a housing community under the supervision of the Community Manager, handling delinquency, rent collection, and overall property cash flow while ensuring compliance with policies, safety, and fair‑housing guidelines. • Post and reconcile all resident payments, account receivables, and end‑of‑month closings. • Monitor bad debt, issue late notices, contact residents/guarantors, and manage evictions. • Ensure the property meets budgeted revenue, expense, and net operating income targets. • Perform move‑out inspections, post charges, and process security‑deposit refunds. • Screen, hire, train, coach, and develop onsite staff while enforcing company policies. • Provide ongoing staff training, counseling, and leadership to maintain performance. • Oversee leasing activities, including showing units, processing applications, and maintaining accurate lease documentation. • Implement marketing strategies and resident‑retention programs such as events and newsletters. • Resolve resident complaints and requests to maintain satisfaction. • Supervise maintenance service requests, ensure timely repairs, and conduct regular property inspections. • Manage property resources, obtain vendor bids, and control supply expenses.

What You Bring

Qualifications include a high school diploma or equivalent (Bachelor’s preferred) with two years of housing‑industry experience, basic computer skills, and knowledge of Fair Housing Laws and OSHA requirements. Physical demands involve prolonged standing or sitting, frequent movement, occasional ladder use, lifting up to 25 lb, operating machinery or vehicles, and the ability to work overtime, weekends, and in varied environmental conditions. • Demonstrate knowledge of Fair Housing Laws and OSHA requirements.
