About the Role
The Senior Construction Manager will serve as the owner’s representative for Low‑Income Housing Tax Credit (LIHTC) projects, overseeing the full development lifecycle from design through renovation and final completion. The role requires a self‑starter mindset to drive key milestones, manage project financials, and ensure successful financial outcomes. The incumbent will coordinate multiple rehabilitation projects across several states, working closely with internal teams, contractors, consultants and government agencies. Travel of 5‑7+ days per month is expected to conduct onsite meetings and inspections. • Manage rehabilitation projects, reviewing and negotiating contractor change proposals. • Track and report hard‑ and soft‑cost budgets, providing regular financial and timeline forecasts. • Lead pre‑construction activities, defining scopes, budgets and schedules with design and contractor teams. • Oversee multiple projects simultaneously across different states, ensuring adherence to critical paths. • Coordinate with local, state and federal authorities to meet all regulatory requirements. • Collaborate with the internal development team to achieve deal milestones. • Interpret design requirements from HUD, state agencies and third‑party reports. • Participate in the selection of architects, engineers, consultants and general contractors. • Develop and enforce punch‑list and unit‑acceptance procedures for each project. • Provide feedback and coordinate resident relocation plans with property management and contractors. • Conduct on‑site walk‑throughs to verify contract performance, safety compliance and quality control. • Administer document‑control processes for all construction‑related records. • Manage project closeout, securing permits, substantial completion and certificates of occupancy. • Communicate project status effectively to superiors and resolve issues promptly.

Benefits
