Multi-Site Maintenance Supervisor

About the Role

The Multi‑Site Maintenance Supervisor role is a full‑time, on‑site position based in Indianapolis, IN, with a salary range of $70,000‑$73,000. The supervisor will oversee maintenance, grounds and housekeeping teams across several properties in the Fountain Square area, ensuring smooth operations and resident satisfaction. In this position you will provide daily leadership, training and direction to maintenance technicians, coordinate preventive‑maintenance schedules, conduct property inspections, and prioritize work orders from residents and management. You will manage vendor relationships, negotiate contracts, monitor budgets, and ensure all activities comply with health, safety and building codes. • Lead maintenance, grounds and housekeeping teams across multiple Indianapolis properties. • Develop and enforce a preventative maintenance schedule with regular inspections and repairs. • Prioritize and assign resident work orders, ensuring timely completion. • Conduct property inspections to identify safety hazards and maintenance needs. • Manage vendor relationships, obtain competitive bids, negotiate contracts and monitor performance. • Oversee maintenance and capital budgets, control expenses and identify cost‑saving opportunities. • Ensure compliance with all health, safety regulations and building codes. • Maintain accurate records of maintenance activities, expenses and service requests. • Interact professionally with residents to resolve maintenance concerns and enhance satisfaction. • Participate in a 401(k) plan with company match and employer‑paid life insurance.

What You Bring

Successful candidates will hold EPA and CPO certifications (or obtain them within three months), and preferably a Certified Apartment Maintenance Tech credential. They bring at least five years of multifamily maintenance experience, strong skills in HVAC, plumbing, electrical, carpentry and general building systems, and have demonstrated organizational and communication abilities. Prior supervisory experience is highly desirable. • Hold EPA and CPO certifications (or obtain within three months); CAMT certification is a plus. • Possess 5+ years of multifamily maintenance experience with expertise in HVAC, plumbing, electrical, carpentry and building systems. • Demonstrate strong organizational, communication and customer‑service skills. • Prior supervisory or leadership experience preferred.
