About the Role
The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing systems for assigned properties. Responsibilities include maintaining a clean and safe working environment, conducting rounds and routine assessments, and performing preventive, corrective, painting, and housekeeping tasks. The role operates in a professional office setting, utilizing standard office equipment and requiring travel between properties in various weather conditions. The engineer may be the sole maintenance staff on duty during certain shifts and may need to work extended periods, overtime, or on-call duties. • Perform all plumbing, electrical, and HVAC work required for the building(s). • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers to ensure occupant comfort. • Verify field conditions and execute necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors, and other general building components. • Repair plumbing fixtures such as water closets, urinals, flush valves, and lavatories. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing greasing, belt inspections, motor bearing replacements, alignment, chemical treatment monitoring, cooling tower upkeep, and scheduled inspections. • Inspect engine rooms, fan rooms, cooling towers, motors, house pumps, electric rooms, generators, fire pumps, sump and ejector pumps; replace lamps and signage and keep areas clear of debris. • Ensure emergency exit signs and lights function properly and maintain clear access to emergency stairs; perform fire and life safety inspections per NFPA and local codes. • Document and report all activities to the supervisor. • Respond immediately to emergencies such as fire, evacuation, equipment failures, and customer concerns. • Comply with all applicable codes, regulations, governmental directives, and practice safe work habits. • Adhere to C&W uniform dress code and maintain a neat appearance on and off duty. • Regularly crouch and reach to install or move equipment by bending at the waist or knees. • Move between departments, floors, and properties as required. • Read and interpret printed material, drawings, and schematics.

What You Bring
• Complete required C&W safety training annually. • Technical proficiency. • Multi‑tasking. • Sense of urgency. • High School Diploma or GED equivalent; apprenticeship or trade school graduation preferred. • Minimum 5 years experience operating mechanical, electrical, and plumbing systems in commercial properties. • Hold appropriate trade licenses or permits (e.g., Journeyman/Electrician, Refrigeration Certificate, Boiler or Steam Operator). • May need Universal Technician certification for CFCs depending on market requirements. • Maintain a valid driver’s license with a good driving record. • Basic computing skills in Outlook, Excel, and Word. • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and techniques. • Thorough understanding of building systems operations, maintenance, and repair. • Ability to work solo during shifts, handle extended periods without relief, and perform overtime or on‑call duties. • Ability to stoop, stand, climb, and lift at least 50 lb frequently, and safely use rigging/lifting devices. • Communicate clearly and understand oral and written instructions.

Benefits
Compensation is competitive, ranging from $30.87 to $36.31 per hour, and includes a comprehensive benefits package such as health, vision, dental insurance, flexible spending accounts, retirement plans, and paid/unpaid time off. The position complies with minimum wage regulations and may be subject to collective bargaining agreements.
