About the Role

The role involves MEP snagging of apartments and common areas, preparing detailed checklists for plumbing, electrical, HVAC and low‑voltage systems, and conducting regular site inspections to identify risks and defects. You will review the work of subordinate staff, provide guidance, and establish budgeting controls while monitoring SLA and KPI performance for Brightstone and outsourced agencies. Key responsibilities include managing vendor quotations and invoices, ensuring timely cost‑sheet submission and payment follow‑up, scheduling monthly vendor meetings, and driving energy‑conservation initiatives. You will maintain equipment history cards, attend major complaints, enforce work‑permit and safety procedures, and assist senior managers with risk assessments, root‑cause analysis, and the creation of corrective, preventive, and emergency response plans. • Prepare and execute MEP snagging checklists for plumbing, electrical, HVAC, and low‑voltage lines. • Conduct regular site inspections to identify and mitigate risk or defect areas. • Review and guide the work of subordinate staff. • Develop budgeting controls and monitor SLA/KPI performance for internal and outsourced services. • Manage vendor quotations, invoices, and ensure timely cost‑sheet submissions. • Coordinate monthly vendor meetings and enforce corrective actions. • Implement energy‑conservation plans and maintain equipment history cards. • Handle major complaints, ensure proper work permits, and enforce safety procedures. • Assist senior managers with building risk assessments and root‑cause analyses. • Create and maintain corrective, preventive, and emergency response action plans. • Participate in evacuation drills and serve on emergency response teams. • Maintain engineering reports such as DMR and MMR and ensure timely closure of reports.
