About the Role

• Conduct tenant turns, move‑out inspections, and oversee contractor work to meet company standards. • Coordinate tenant move‑out processes, including key exchanges, condition assessments and reporting. • Inspect contractor‑completed work for compliance with specifications and quality standards. • Attend eviction property set‑outs and hearings as needed. • Perform hands‑on maintenance tasks using appropriate tools, ladders and safety guidelines. • Troubleshoot plumbing, garage door, irrigation, and electrical issues on properties. • Maintain property inventory and documentation throughout turnover cycles.

What You Bring

AMH is seeking a dedicated Field Technician Turn to expedite tenant turn processes and uphold property quality standards across a portfolio of single‑family home units. The role involves coordinating move‑out activities, inspecting work, and performing hands‑on maintenance while adhering to established guidelines. • Minimum two years of residential/property maintenance experience (or five years in lieu of education). • Proficient with hand and power tools; familiarity with iPad, HVAC, Resco and CRM systems preferred. • Valid driver's license required; EPA or HVAC Type II certification preferred. • Knowledge of OSHA safety practices and ability to lift/manipulate up to 300 lb, including 75 lb to waist/shoulder height and 20 lb overhead. • Strong verbal and written communication, time‑management, problem‑solving and multitasking skills.
