About the Role

• Collaborate with senior management to establish appropriate rent levels. • Review rent schedules and oversee preparation and submittal of rent increases and renewals. • Maintain optimum level of occupancy. • Process timely and accurate move‑ins, move‑outs, recertifications, and renewals. • Approve rental applications adhering to property standards and agency requirements. • Follow company marketing policies and reporting requirements. • Ensure tenant files are organized, complete, and accurate. • Maintain accurate property software data at all times. • Ensure site compliance with state and federal program regulations. • Keep property and grounds well maintained. • Direct maintenance team to implement programs and controls. • Report property incidents, accidents, and injuries per company policy. • Resolve resident issues and conflicts promptly in line with site guidelines. • Prepare the property's annual budget for senior management approval. • Provide accurate financial and monthly variance reporting. • Solicit bids and process purchase orders and invoices per Winn Purchasing Policy. • Ensure timely collection and deposit of rents and fees according to laws and guidelines. • Screen, hire, and train new personnel using company directives. • Promote staff efficiency through ongoing training, instruction, and leadership. • Use the Professional Development Program to develop and engage site employees. • Conduct weekly staff meetings.

What You Bring

The position requires a background check, including criminal, employment, reference, credit, and drug testing, due to responsibilities involving rental applications, payments, unit inspections, and financial data. Qualified applicants with arrest or conviction records will be considered in accordance with the LA County Fair Chance Ordinance and the California Fair Chance Act. • High school diploma or GED equivalent. • 1–3 years of property management, affordable housing, or related experience. • Less than 1 year of supervisory/management experience. • Knowledge of property management principles and landlord/tenant laws. • Experience with Microsoft Office Suite or similar computer systems. • Excellent customer service skills. • Outstanding verbal and written communication skills. • Ability to multi‑task and manage a fast‑paced office environment. • Ability to work with a diverse group of people and personalities. • Superb attention to detail. • Bachelor's degree (preferred). • 1–3 years’ experience in tax credit (LIHTC); HUD and BONDS experience a plus (preferred). • Experience with Yardi or RealPage property management software (preferred). • Knowledge of marketing and leasing techniques (preferred). • Knowledge of LIHTC and HUD regulations (preferred). • NAHP designations such as CPL, SHCM, CAM (MA – C3P) (preferred).

Benefits

The position offers a salary range of $70,000–$75,000 annually depending on experience, plus an annual bonus potential, and a typical schedule of Monday through Friday, 8:00 AM to 5:00 PM.
