About the Role
The Community Manager reports to the Regional Manager and is responsible for the full‑scale operation of an assigned housing community, including personnel, leasing, maintenance, financial, administrative, and risk‑management functions. This on‑site leader ensures compliance with Asset Living policies, safety standards, and fair‑housing regulations while fostering a high‑performing staff and satisfied resident base. • Supervise on‑site staff, manage attendance, hiring, training, coaching, and performance issues while ensuring policy compliance. • Create and maintain weekly/daily schedules for office and maintenance personnel. • Develop and monitor annual operating budgets and forecasts to maximize net operating income through cost control and revenue strategies. • Oversee rent collection, deposit reconciliation, vendor invoice processing, and accurate financial reporting. • Design and implement yearly marketing plans, drive leasing activities, and maintain precise lease documentation. • Address resident complaints, execute retention programs, and maintain high resident satisfaction. • Lead the property’s emergency response team and coordinate crisis handling per company guidelines. • Ensure timely maintenance request turnaround, conduct regular property inspections, and manage repairs and improvements efficiently. • Manage vendor relationships, obtain competitive bids, and control use of property resources and equipment.

What You Bring
• Require high school diploma; bachelor’s degree or four years housing experience preferred; CAM or ARM certification preferred. • Proficient with on‑site software and basic computer skills; knowledgeable of Fair Housing laws and OSHA regulations. • Ability to work overtime, weekends, and on‑call emergencies; reliable transportation is mandatory. • Physically capable of lifting up to 25 lb, navigating ladders, stairs, confined spaces, and operating machinery or vehicles.
