About the Role

The Superintendent will manage daily work orders, communicate any delays, troubleshoot electrical, plumbing, appliance and carpentry issues, and assist with apartment inspections and unit turnover. They will also maintain accurate preventive‑maintenance records, stay current with building codes and OSHA standards, handle trash areas, respond to emergencies, and help with snow removal as needed. • Complete daily work orders efficiently. • Communicate delays to the supervisor. • Troubleshoot electrical, plumbing, appliance, and carpentry repairs. • Assist with scheduling and conducting apartment inspections. • Coordinate unit turnover repairs with the office team. • Maintain accurate preventive‑maintenance records and manage contracts/suppliers. • Stay current on building codes and safety standards. • Maintain trash areas. • Follow OSHA standards for meter cut‑offs and sewer clean‑outs. • Respond to after‑hours emergency calls per policy. • Assist with snow removal during events. • Apply solution‑based problem‑solving. • Organize tasks, manage time, and prioritize projects.

Our Maintenance Superintendents handle all aspects of residential property maintenance, including interior and exterior building inspections, a preventive maintenance program, and common area and apartment repairs covering plumbing, electrical, and carpentry. The role is for a live‑in Maintenance Superintendent at a 141‑unit residential property in Staten Island, NY. The ideal candidate works independently, solves problems with a solution‑based mindset, stays organized, manages time effectively, and communicates clearly both verbally and in writing while delivering excellent customer service. Candidates need five or more years of residential multifamily maintenance experience, a high school diploma or equivalent, a valid driver’s license, and proficiency in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers. Required certifications include fire safety and boiler licenses; basic tools, strong computer skills in Microsoft Office, and the ability to perform physical tasks such as lifting, climbing, and kneeling are also essential. • Work independently in a challenging environment. • Communicate effectively in writing and verbally. • 5+ years residential multifamily maintenance experience. • High school diploma or equivalent. • Valid driver's license. • Skills in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers. • Fire safety and boiler licenses. • Possession of basic maintenance tools. • Proficient in Microsoft Office (Word, Excel, Outlook). • Ability to perform physical tasks (lifting, climbing, kneeling, etc.).
