About the Role
The Building Maintenance Supervisor ensures that all building systems operate safely and efficiently, acts as the primary liaison between residents, boards, and service providers, and upholds compliance with fire safety, OSHA, and other regulatory standards. • Supervise, train, and evaluate maintenance staff; schedule and assign work tasks. • Develop and deliver safety and equipment training programs for staff. • Conduct performance reviews and provide ongoing coaching and development. • Prepare, manage, and monitor operating and reserve budgets; track expenses and implement cost‑control measures. • Write and issue RFPs, evaluate vendor proposals, negotiate contracts, and oversee vendor performance. • Oversee operation and maintenance of HVAC, plumbing, electrical, building automation, generators, and fire pump systems. • Implement preventive maintenance programs and troubleshoot complex technical issues. • Ensure compliance with fire life safety codes, OSHA regulations, and building codes; conduct safety inspections and coordinate fire drills. • Prepare detailed maintenance reports and present project updates to boards and community managers. • Communicate maintenance activities to residents, tenants, and occupants; document work in building management systems.

What You Bring
Ideal candidates hold EPA Universal Certification, have several years of building maintenance experience with proven supervisory and budgeting abilities, and possess strong communication and documentation skills; a valid driver’s license and flexible availability for emergency response are also required. • Hold EPA Universal Certification and at least five years of building maintenance experience. • Minimum three years of supervisory experience and proven budget preparation skills. • Extensive knowledge of fire life safety codes, mechanical systems, emergency power, and building automation. • Strong report writing, documentation, and verbal/written communication abilities. • Proficient with building management software and Microsoft Office Suite; possess a valid driver’s license and reliable transportation. • Preferred: CFM or CPM certification, OSHA 30‑hour safety certification, high‑rise building experience, and bilingual English/Spanish capabilities.
