About the Role

The Maintenance Supervisor oversees all maintenance operations, coordinates work orders, ensures safety compliance, manages staff and vendors, and supports the Community Manager in maintaining the property’s condition. • Maintain daily onsite attendance and on‑call emergency coverage. • Coordinate, schedule, and respond to resident and management work orders. • Perform repairs and replacements in common areas and individual units. • Inspect grounds and buildings daily to identify and correct hazards. • Manage inventory of maintenance supplies within budget constraints. • Implement and oversee a preventative maintenance program. • Keep the maintenance shop organized, stocked, and compliant with OSHA standards. • Conduct unit inspections and ensure make‑ready status is recorded accurately. • Plan and source vendors, contractors, and supplies economically. • Supervise, train, and schedule maintenance staff under the Community Manager’s direction. • Monitor daily work progress, providing immediate assistance and instruction as needed. • Provide performance feedback and evaluation input for maintenance personnel. • Promote staff development through ongoing training, coaching, and counseling. • Deliver consistent, high‑quality customer service and track request turnaround times. • Enforce community policies as delegated by supervisors. • Maintain reliable transportation for emergency on‑call responsibilities.

What You Bring

Required qualifications include a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. The role demands regular physical activity such as lifting 100+‑lb objects, navigating confined spaces, operating tools and vehicles, and being available for on‑call emergencies during evenings, weekends, or holidays. • Possess EPA and CPO certifications; HVAC experience is desirable. • Demonstrate basic computer proficiency for on‑site software functions. • Ability to lift, move, and adjust objects weighing 100+ lbs and work in various environmental conditions.
