About the Role
The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision, handling personnel, leasing, maintenance, financial, administrative and risk‑management functions while ensuring compliance with Asset Living policies, safety and fair‑housing regulations. • Screen, hire, train, coach, and develop on‑site staff using company standards. • Create and maintain weekly/daily schedules for office and maintenance teams. • Address performance issues, document actions, and coordinate termination when needed. • Promote staff harmony and job performance through supportive leadership. • Ensure staff adherence to company policies and procedures. • Maximize net operating income via cost control and leasing revenue improvements. • Prepare annual operating budgets and forecasts. • Oversee timely rent collection, deposit reconciliation, and vendor invoice processing. • Complete property closeout and produce accurate ownership financial reports. • Develop and execute an annual marketing plan to attract residents. • Guide leasing staff in prospecting, showing, and leasing units with accurate documentation. • Resolve resident complaints and implement retention programs such as events and newsletters. • Maintain up‑to‑date leasing reports and follow‑up procedures. • Ensure accurate, complete, and timely administrative and leasing reporting. • Lead the property’s emergency response team and manage emergency situations. • Monitor maintenance service requests for prompt resolution and high customer service. • Conduct regular property inspections, coordinate repairs, and oversee vendor bidding. • Supervise maintenance, construction, and rehabilitation activities to ensure quality and timeliness. • Perform tasks requiring standing, lifting up to 25 lb, climbing ladders, and working in confined or extreme temperature conditions. • Provide reliable transportation for emergency on‑call responsibilities.

What You Bring
The role requires regular on‑site presence, the ability to work overtime, weekends and nights for emergencies, and reliable transportation for on‑call duties; physical tasks may involve standing, lifting up to 25 lb, climbing ladders, and working in varied indoor and outdoor conditions. • High school diploma or equivalent; bachelor’s degree preferred or four years housing experience. • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. • Proficient with on‑site software and basic computer skills. • Knowledge of Fair Housing Laws and OSHA requirements.

Benefits
Compensation includes a salary of $70,000–$72,000, a comprehensive total‑rewards package with medical, dental, vision, life, accidental and disability insurance, 401(k) match, paid sick days, holidays and potential commissions or performance bonuses.
