About the Role
The full‑time Maintenance position at Sandy Valley Estates is responsible for overall community groundskeeping, repairs of community‑owned homes and lots, and must uphold UMH standards for professionalism, quality, and safety in all work performed. The role involves daily vehicle inspections of common areas, recording violations, performing repairs, maintaining lawns, snow removal, and keeping work areas clean and safe. Employees must ensure all company vehicles and equipment are serviced, log work performed, and follow safety protocols such as lockout procedures and hazardous‑chemical training. Professional communication with coworkers, managers, and residents is also required, as is occasional assistance with new‑home installations. This is a full‑time, Monday‑through‑Friday position with a base schedule of roughly 40 hours per week, but overtime—including weekends and holidays—is regularly required to respond to resident calls and emergency repairs such as water leaks and snow plowing. • Drive UMH vehicles through the community daily to inspect all common areas. • Record violations observed during daily inspections. • Repair and maintain community‑owned homes and lots. • Maintain community grounds, including mowing, weed eating, leaf removal, snow plowing, and sidewalk shoveling. • Keep work areas clean and safe; ensure aisles, fire extinguishers, emergency equipment, and electrical controls remain clear of obstructions. • Ensure all company vehicles and equipment are maintained and serviced regularly. • Take daily water‑plant readings and inspect pump stations, well‑houses, and treatment plants where required. • Log all work performed in the community. • Complete periodic hazardous‑chemical training and comply with the Hazard Communication Program. • Use and move heavy equipment. • Safely operate a variety of power tools and hand tools. • Follow lockout procedures for energy‑isolating devices during maintenance or servicing. • Assist with new home installations, including connecting sewer and water lines, affixing skirting, and building decks. • Frequently lift objects over 20 lb during the workday. • Occasionally kneel and crawl to perform maintenance duties such as working under homes. • Use power tools and hand tools. • Operate and move heavy equipment. • Overtime duties include answering resident and coworker calls, assessing emergencies, and performing emergency repairs, water‑leak response, and snow plowing.
