About the Role
Our Maintenance Technician role is centered on delivering exceptional customer service while handling a variety of maintenance tasks across the community. The position involves responding to service requests, performing make‑readies, groundskeeping, pool maintenance, and preventative upkeep. Technicians are expected to anticipate resident needs and contribute to a positive living experience. Daily duties include responding to service requests, performing preventative maintenance, preparing vacant units, and assisting with various support tasks such as pool upkeep and groundskeeping. All activities are documented in the Onesite system to ensure traceability and compliance. • Respond to and complete service requests promptly. • Coordinate with the maintenance supervisor to prioritize daily tasks. • Deliver excellent customer service to residents, guests, and vendors. • Identify and address safety hazards or maintenance issues, reporting as needed. • Perform preventative maintenance on community equipment. • Prepare vacant apartments for move‑in, handling repairs and replacements. • Maintain community appearance by replacing light bulbs, removing trash, painting, and repairing as required. • Accurately record service requests, preventative maintenance, and make‑ready activities in Onesite. • Conduct electrical and plumbing work as needed. • Assist with groundskeeping, pool upkeep, housekeeping, notice distribution, and apartment inspections.

What You Bring
Candidates should have at least six months of maintenance experience, preferably in the apartment industry, and possess relevant technical certifications such as EPA Type I, II, or Universal. A high school diploma is preferred, with trade school certification considered a strong asset. Reliable transportation, a valid driver’s license, and flexibility to work weekends, holidays, and on‑call rotations are required. The role demands regular standing, bending, lifting up to 50 lb, ladder work, and exposure to various weather conditions. Employees must use appropriate safety equipment, possess normal hearing, vision, and manual dexterity, and be able to read and write English at an intermediate level. Strong interpersonal skills are essential for frequent public contact. • Minimum six months of maintenance experience, preferably in multifamily housing. • High School Diploma preferred; trade school certification strongly desired. • EPA Type I, II, or Universal certification preferred. • Proficient in tile work, carpentry, and the make‑ready process. • Ability to troubleshoot and repair HVAC, plumbing, electrical, and other systems. • Reliable transportation and valid driver’s license; available for rotating on‑call schedule.

Benefits
The position offers an hourly wage ranging from $23 to $25, with potential adjustments based on education, experience, certifications, and location. Additional compensation may include leasing incentives, discretionary bonuses, overtime pay, and, for supervisory roles, quarterly bonuses and share awards.
