About the Role
• Monitor building and grounds to ensure a neat and clean presentation and environment. • Perform minor and routine painting, plumbing, electrical wiring, carpentry, and related maintenance using hand tools. • Follow all written and verbal instructions. • Store all supplies in appropriate areas. • Carry out grounds maintenance duties such as mowing, shrub trimming, flower‑bed cultivation, and snow, ice, and debris removal. • Remove trash and dispose of it in designated areas. • Maintain tools and equipment in a clean, orderly, and safe manner. • Secure the building during and after jobs and report any security violations to management. • Report the need for major repairs to the supervisor. • Address emergency maintenance problems or environmental hazards immediately. • Adhere to all company policies and procedures, especially health and safety protocols. • Perform emergency on‑call duties as required or assigned. • Interact with residents and handle complaints with reasonable discretion. • Use hand tools commonly employed in maintenance, landscaping, and construction. • Operate power tools such as circular saw, power drill, bench grinder, string trimmer, hedge trimmer, floor cleaner, carpet shampoo machine, drain cleaner, chainsaw, and key machine.

What You Bring
• Work both indoors and outdoors in all weather conditions. • Handle medium to heavy physical work, including standing, walking, climbing, stooping, kneeling, crouching, and lifting up to 100 lb (frequent lifts of up to 50 lb). • Demonstrate good eye‑hand coordination. • High school diploma or equivalent preferred but not required. • 1–2 years of maintenance and/or construction supervision experience is ideal. • Possess basic knowledge of janitorial procedures. • Hold ALC lead‑paint certification.
