About the Role

The Vertical Project Manager will oversee multiple high‑end residential and commercial projects, ensuring they meet organizational standards, project development requirements, and owner expectations while managing budgets, schedules, and quality from design through occupancy. Key duties include supervising budgets, schedules, and quality; handling estimating, bidding, buyout, cost control, and profit & loss; participating in design development; qualifying and negotiating with third‑party contractors; managing contract documents; guiding the buyer’s design process from sale to occupancy; serving as the primary buyer contact; leading construction teams; ensuring compliance with Procore or similar systems; and maintaining professional conduct and site cleanliness. • Oversee project budgets, schedules, and quality from design through occupancy. • Manage estimating, bidding, buyout, cost control, and project profit & loss. • Participate in design development and produce construction drawings meeting standards. • Qualify, negotiate, and manage third‑party general contractors and subcontractors. • Draft and modify construction contracts, buyer contracts, and related documents. • Lead buyer’s design process from sale to occupancy, handling change orders and progress reports. • Supervise construction teams, including field superintendents, GCs, and subcontractors. • Ensure use of Procore or equivalent construction management systems. • Conduct bi‑weekly project reports and weekly owner‑architect‑contractor conference calls. • Maintain site cleanliness, material management, and traffic flow on club property. • Travel periodically to U.S. and international sites for meetings and training.

What You Bring

Candidates must hold a Master’s degree (or a Bachelor’s with seven years of experience) in Management, Civil Engineering, or a related field, possess at least five years of progressive real‑estate development experience, and have a proven track record managing multiple projects or a $20 M+ project. Required expertise includes high‑end residential construction, client interaction, and proficiency with Procore, Bluebeam, Smartsheet, MS Office, and scheduling tools, as well as the ability to read architectural and civil drawings and travel as needed. • Hold a Master’s (or Bachelor’s + 7 years) in Management, Civil Engineering or related field. • Minimum five years (or seven years) progressive experience in real‑estate development. • Proven experience managing multiple high‑end residential/commercial projects or a $20 M+ project. • Expertise in high‑end residential construction and custom home client interaction. • Proficiency with Procore, Bluebeam, Smartsheet, MS Office, and scheduling software (MS Project, Primavera, etc.). • Ability to read and interpret architectural and civil engineering drawings. • Strong communication, ethical conduct, and ability to work flexible hours and travel.
