About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to manage service requests, preventative maintenance, vendor coordination, safety compliance, and resident satisfaction. This role requires daily on‑site presence, supervision of maintenance staff, and the ability to respond to emergency situations at any time. • Coordinate, schedule, and respond to resident and management work orders daily. • Inspect grounds, buildings, and common areas each day to identify and correct hazards. • Maintain a preventative maintenance program to extend asset life and reduce repairs. • Order and manage maintenance supplies and inventory while staying within budget. • Organize and stock the maintenance shop in compliance with OSHA safety standards. • Document service requests, EPA/OSHA compliance, preventative maintenance, and work‑in‑progress records accurately. • Supervise, train, and schedule maintenance staff, providing daily performance checks and guidance. • Conduct staff performance evaluations and deliver ongoing coaching and training. • Promote a collaborative, high‑quality work environment through effective leadership. • Ensure prompt and courteous customer service, monitoring response times for service requests. • Represent the community positively to achieve property objectives and public recognition. • Enforce community policies as delegated by the supervisor. • Maintain reliable transportation for on‑call emergency response.

What You Bring
Candidates must hold a high school diploma or equivalent, possess EPA and CPO certifications (HVAC preferred), and have basic computer skills and knowledge of Fair Housing and OSHA regulations. The position involves frequent physical activity, including lifting objects over 100 lb, navigating tight spaces, and working overtime, weekends, or nights for on‑call emergencies. • Hold EPA and CPO certifications; HVAC certification is a plus. • Demonstrate ability to perform on‑site software functions and possess basic computer skills.

Benefits
Compensation ranges from $24.00 to $26.00 per hour and includes a total rewards package with medical, dental, vision, life, accidental and disability insurance, 401(k) matching, performance bonuses, paid sick days, and company holidays.
