About the Role
The Maintenance Supervisor is responsible for all maintenance operations at a community, partnering with the Community Manager to oversee service requests, preventative maintenance, staff and vendor coordination, safety compliance, and resident satisfaction. The role includes daily onsite attendance, inventory management, emergency on‑call duties, and leadership of maintenance personnel. • Attend site daily and coordinate resident/management service requests and work orders. • Ensure repairs and replacements for common areas and units; inspect property daily for hazards. • Manage maintenance supplies inventory within budget and order needed items. • Implement and maintain a preventative maintenance program to extend asset life. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Conduct hazard communications, safety training, and participate in unit inspections and on‑call emergencies. • Maintain accurate records of service requests, compliance, preventative maintenance, and make‑ready status. • Assist with general upkeep of office, common areas, and model unit. • Plan and utilize property resources economically, obtain vendor bids, and resolve service issues. • Direct and monitor maintenance, construction, and rehabilitation work to ensure quality and timeliness. • Supervise, train, and schedule maintenance staff; check daily progress and provide guidance. • Provide performance‑evaluation input and deliver ongoing training, coaching, and counseling per Asset benchmarks. • Promote staff harmony and high‑quality performance through effective leadership. • Deliver excellent customer service, monitor request turnaround, and enforce community policies consistently. • Perform physically demanding tasks including lifting 100+ lb, working in confined spaces, climbing ladders, and operating tools and vehicles. • Work overtime, weekends, and night hours for on‑call property emergencies; tolerate various weather conditions and exposure to hazardous chemicals. • Maintain reliable personal transportation for emergency on‑call responsibilities.

What You Bring
• Hold a high school diploma or equivalent; EPA and CPO certifications required; HVAC experience preferred. • Possess basic computer skills and knowledge of Fair Housing and OSHA regulations.
