About the Role

The Maintenance Supervisor is responsible for all maintenance operations of the community, including handling service requests, preventive maintenance, personnel management, safety compliance, and customer service, working closely with the Community Manager to oversee staff and vendors. • Attend the site daily and coordinate resident and management work orders. • Perform repairs and replacements in common areas and units; conduct daily inspections to identify hazards. • Manage maintenance supplies inventory within budget and maintain a preventive maintenance program. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain a hazard communications program and promote safe work practices. • Participate in unit inspections and on‑call emergency response. • Plan and utilize property resources, obtain vendor bids, and ensure quality and timely completion of work. • Supervise, train, and schedule maintenance staff; monitor daily progress and provide guidance. • Conduct staff performance evaluations and deliver ongoing training and coaching. • Deliver excellent customer service; monitor service request turnaround and enforce community policies. • Ensure compliance with EPA, OSHA, and Fair Housing regulations.

What You Bring

• High School Diploma or equivalent; EPA & CPO certification required (HVAC preferred). • Basic computer skills and ability to use on‑site software. • Knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift and move objects 100+ lbs, work in confined spaces, climb ladders, and operate power tools and vehicles. • Available for overtime, weekends, and on‑call emergencies; able to work in various weather conditions. • Reliable transportation required for emergency response.
