About the Role

The Maintenance Supervisor is responsible for all maintenance operations at a community, including handling service requests, preventative maintenance, compliance with safety standards, and delivering strong customer service. Working closely with the Community Manager, the supervisor oversees staff and vendor activities to ensure the property remains safe, functional, and well‑presented. • Oversee daily maintenance operations, including service requests, preventative maintenance, and repairs for common areas and units. • Conduct daily inspections of grounds and buildings to identify and correct hazards. • Manage maintenance inventory, ordering supplies within budget and maintaining a stocked, OSHA‑compliant shop. • Supervise, train, schedule, and evaluate maintenance staff, providing coaching and performance feedback. • Ensure compliance with EPA, OSHA, and Fair Housing regulations and maintain hazard communication programs. • Respond to on‑call emergencies and participate in unit inspections and make‑ready processes. • Coordinate with vendors, obtain bids, and oversee construction, rehabilitation, and quality control activities. • Deliver excellent customer service, monitor request turnaround times, and enforce community policies. • Meet physical requirements such as lifting 100 lb objects, working in confined spaces, and being on‑call for weekends/night shifts.
