About the Role

The Senior Property Manager is responsible for comprehensive operations management of a commercial building, overseeing critical infrastructure systems, site operations, vendor relationships, and tenant interactions. This senior‑level role demands extensive experience managing complex properties with systems such as transformers, diesel generators, sewage treatment plants, elevators, and water cisterns. Key duties include directing daily engineering, maintenance, housekeeping, and security functions; ensuring multi‑vendor service level agreements and compliance with municipal regulations; handling major tenant concerns and lease administration; maintaining fire safety, environmental, and regulatory standards; and preparing and controlling operating budgets of up to ₹5 crore while generating detailed performance reports. • Oversee operation and maintenance of transformers, diesel generators, sewage treatment plants, elevators, and water cisterns; maintain 99.5%+ uptime. • Develop and implement preventive maintenance schedules for all critical equipment. • Manage utility provider relationships and coordinate transformer maintenance and power supply issues. • Direct daily site operations including engineering, maintenance, housekeeping, and security. • Ensure multi‑vendor service level agreements are met and coordinate with municipal authorities for water, sewage, and compliance. • Supervise housekeeping and security services, including access control, CCTV, and emergency response protocols. • Negotiate and manage contracts for specialized vendors (elevator, STP, electrical, mechanical). • Serve as senior contact for tenant concerns, lease administration, and improvement projects; achieve SLA targets for complaint resolution. • Maintain fire safety, environmental, and municipal regulatory compliance; manage permits and NOCs. • Prepare and control operating budgets of ₹2‑5 crore; track capital expenditures and generate monthly KPI reports. • Lead teams of 50+ personnel across disciplines; conduct crisis management and problem‑solving under pressure. • Perform regular site inspections, be on‑call for emergencies 24/7, and travel occasionally for vendor and regulatory meetings.

What You Bring

Candidates must hold an engineering degree (Electrical, Mechanical, or Civil) and have at least 15 years of commercial property management experience, including 8 years in senior leadership roles. They should possess deep technical knowledge of electrical, mechanical, and automation systems, strong leadership abilities managing teams of 50+ staff, robust vendor negotiation skills, and a thorough understanding of local regulations and labor laws. Preferred certifications include facility management, electrical safety, STP operator licenses, and PMP. The role requires regular site inspections, 24/7 emergency availability, occasional travel for vendor and regulatory meetings, and is based on‑site in Mumbai with a 48‑hour weekly schedule.
