About the Role
The Community Manager oversees all aspects of a housing community’s operations, reporting to the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financials, administration, and risk while ensuring compliance with Asset Living policies, safety standards, and fair‑housing regulations. • Screen, hire, train, coach, and develop on‑site staff while creating daily schedules. • Address performance issues, document actions, and coordinate with HR when needed. • Implement cost‑control measures and leasing strategies to maximize net operating income. • Develop annual operating budgets and forecasts for the property. • Oversee rent collections, deposit reconciliation, and timely processing of vendor invoices. • Create and execute a yearly marketing plan to drive leasing activity. • Lead resident retention initiatives, including events, promotions, and newsletters. • Resolve resident complaints and ensure high levels of satisfaction. • Manage emergency response teams and coordinate property‑wide emergency procedures. • Supervise maintenance operations, conduct regular property inspections, and ensure timely repairs. • Control property resources by obtaining competitive bids and managing vendor relationships. • Maintain accurate administrative and leasing reports in compliance with company standards.

What You Bring
Candidates should have at least two years of experience with affordable‑housing programs such as LIHTC, HUD Project‑Based Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development, HCD, HOME Funds, or similar, with affordable‑housing accreditation (e.g., HCCP, HCP‑E) considered a plus. A high‑school diploma or equivalent is required; a bachelor’s degree or four years of housing‑industry experience is preferred. Certifications such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) are advantageous, and candidates must be proficient with on‑site software, basic computer functions, and possess knowledge of Fair Housing and OSHA requirements. The role involves regular on‑site presence, physical activities such as standing, walking, lifting up to 25 pounds, and occasional stooping or kneeling. Reliable transportation is needed to meet emergency on‑call duties.

Benefits
