Job Highlights
About the Role
The role focuses on MEP snagging of apartments and common areas, creating checklists for plumbing, electrical, HVAC and low‑voltage lines, and conducting regular site inspections to identify risks and defects. You will review the work of subordinate staff, provide guidance, and manage budgeting controls while monitoring SLAs and KPIs for Brightstone and outsourced agencies. The position also requires maintaining service level agreements, overseeing vendor quotations and invoices, ensuring timely renewals, cost‑sheet submissions and invoice follow‑ups, and coordinating monthly vendor meetings to drive corrective actions. Additional responsibilities include planning and implementing energy‑conservation measures, preparing monthly reading sheets, maintaining equipment history cards, and ensuring all check‑sheets and logbooks are completed on schedule. You will attend major complaints, coordinate with technical staff, ensure proper work permits and safe practices, and assist property and technical managers with risk assessments, root‑cause analysis, and the creation of corrective, preventive and emergency response plans. Participation in evacuation drills, ERT/QRT teams, and the maintenance of engineering reports such as DMR and MMR is also required. • Perform MEP snagging for apartments and common areas, preparing checklists for plumbing, electrical, HVAC, and low‑voltage lines. • Conduct regular site inspections to identify risks and defects. • Review subordinate staff work and provide guidance as needed. • Manage budgeting controls and monitor SLAs and KPIs for Brightstone and outsourced agencies. • Maintain service level agreements and keep performance indicator scores high. • Oversee vendor quotations, invoices, and ensure timely agreement renewals and invoice follow‑ups. • Ensure proper sign‑offs for attendance and cost‑sheet submissions; submit client‑approved cost sheets and track payments. • Schedule monthly vendor meetings, discuss issues, and implement corrective actions. • Plan and implement energy‑conservation initiatives. • Prepare monthly reading sheets, maintain equipment history cards, and ensure completion of check‑sheets and logbooks. • Attend major complaints, coordinate with technical staff, and ensure work permits and safe practices are in place. • Assist property and technical managers with risk assessments, root‑cause analysis, and develop corrective, preventive, and emergency response plans. • Participate in evacuation drills and serve on ERT/QRT teams. • Maintain engineering reports such as DMR and MMR and collaborate with regional, head‑office, SME, and training teams. • Promote the "No Safety No Work" slogan.
