Lead Operating Engineer

About the Role

The Lead Operating Engineer, with minimal supervision, oversees the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems. Responsibilities include completing tasks such as painting, pressure washing, lighting repairs, plumbing, HVAC servicing, water treatment, locksmith work, and general maintenance. The role also involves supervising the preventative maintenance program, maintaining the CMMS work order system, responding to tenant service requests, providing training to the engineering team, supporting on‑call or emergency situations, and troubleshooting building controls. • Lead operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems. • Supervise and implement the preventative maintenance program. • Maintain CMMS work order system and address tenant service requests daily. • Perform general maintenance tasks such as painting, pressure washing, lighting repairs, plumbing, HVAC servicing, water treatment, and locksmith work. • Provide training and supervision to expand engineering team capabilities. • Support on‑call or emergency response situations and troubleshoot building controls (electrical, DDC, pneumatic). • Ensure compliance with all safety procedures and participate in technical training programs. • Deliver strong customer service and effectively communicate with tenants and team members.
