About the Role
The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems across assigned properties. This includes maintaining a clean and safe working environment, conducting rounds and routine assessments, and performing both preventive and corrective maintenance, painting, and housekeeping tasks. The role operates primarily in a professional office environment but requires regular travel between properties in varying weather conditions. It may involve shift work, on‑call duties, and periods where the engineer is the sole maintenance staff on duty, responding to priority or emergency situations without relief. • Perform all plumbing, electrical, or HVAC requirements of the buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, gauges, panels, valves, thermostats, and diffusers. • Verify field conditions and conduct necessary repairs or adjustments. • Monitor energy management systems. • Repair doors, ceilings, hand railings, floors and perform general property installations. • Repair plumbing fixtures such as water closets, urinals, flush valves, and lavatories. • Execute preventive maintenance per C&W standards, including filter changes, coil cleaning, bearing greasing, belt inspection, chemical treatment of water systems, and cooling tower upkeep. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire pumps, sump pumps, and ejector pumps. • Replace lamps, light fixtures, signage and ensure areas are clean and unobstructed. • Check emergency exit signs, lights and maintain access to emergency stairs; perform fire and life safety inspections. • Document and report activities to supervisor. • Respond immediately to emergencies, equipment failures, and customer concerns. • Comply with all applicable codes, regulations, and company directives; practice safe work habits. • Adhere to C&W uniform dress code and maintain a neat appearance. • Must stoop, stand, climb and lift at least 50 lb of equipment safely. • Frequently crouch, reach, and bend to install or move equipment. • Move between departments, floors, and properties to facilitate work.

What You Bring
Physical demands include the ability to stoop, stand, climb, and safely lift a minimum of 50 lb of equipment, as well as frequent crouching, reaching, and bending to install or move equipment. The engineer must also communicate clearly, read both oral and written instructions, and interpret drawings and schematics. Required education is a high school diploma or GED equivalent, with a preference for graduates of apprentice programs or trade schools. Candidates need at least five years of experience operating mechanical, electrical, and plumbing systems in a commercial setting, appropriate trade licenses, a valid driver’s license, and basic computer skills in Outlook, Excel, and Word. • Complete required C&W safety training annually. • Technical proficiency. • Multi‑tasking. • Sense of urgency. • High school diploma or GED equivalent (apprentice program or trade school preferred). • 5+ years operating mechanical, electrical, and plumbing systems in commercial properties. • Appropriate trade license/permit (e.g., Journeyman/Master Electrician, Refrigeration Certificate, Boiler or Steam Operator). • Possible Universal Technician certification for CFCs. • Valid driver’s license with good driving record. • Basic computing skills in Outlook, Excel, and Word. • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledge of energy management systems and techniques. • Comprehensive understanding of building systems operation, maintenance, and repair. • Ability to work extended periods, shift work, on‑call duties, and handle emergencies. • Works in a professional office setting and travels between properties in various weather conditions. • Uses standard office equipment (computer, phone, copier, etc.). • Communicate clearly and read oral and written information. • Utilize vision to read printed material, drawings, and schematics.
