About the Role
The role supervises engineers and maintenance staff, handling hiring, training, and personnel development. It manages engineering operational accounts for buildings and assists in developing operating and capital budgets while addressing maintenance and engineering issues. The position also oversees all building systems—including fire/life safety, plumbing, HVAC, and electrical—and stays current with the latest HVAC technology trends, ensuring compliance with applicable codes and regulations. Coordination of maintenance efforts with outside contractors, tenant finish personnel, and internal engineers is a core responsibility, as is responding quickly to emergencies such as fires, evacuations, or equipment failures. The role administers equipment and construction warranties, maintains the as‑built drawing library, implements inventory control programs, and develops specifications for service contracts. Regular inspections of mechanical, electrical, and equipment systems are conducted, and engineering reports are generated to support quality assurance. • Supervise and develop engineers and maintenance personnel, including hiring and training. • Manage building engineering operational accounts and assist in preparing operating and capital budgets. • Oversee all building systems (fire/life safety, plumbing, HVAC, electrical) and stay updated on HVAC technology trends. • Coordinate maintenance activities with external contractors, tenant finish personnel, and internal engineers. • Respond swiftly to emergencies such as fires, evacuations, and equipment failures. • Administer equipment and construction warranties throughout the defect liability period. • Maintain the as‑built drawing library and ensure accurate documentation. • Implement inventory control programs and procure parts and supplies. • Develop specifications, solicit, and manage maintenance/repair service contracts. • Conduct regular inspections of mechanical, electrical, and equipment systems and ensure compliance with codes and regulations.
