About the Role

The Relocation Agent II provides advisory services to displaced parties, develops comprehensive relocation plans, coordinates with movers and vendors, conducts market and records research, calculates entitlement amounts, and maintains compliant documentation while collaborating with project managers and senior agents to meet schedule requirements. • Provide relocation advisory services to all displacees fairly and equitably • Draft relocation plans that identify impacted displacees, needs, replacement dwellings, and entitlement estimates • Coordinate with commercial movers and vendors to obtain and evaluate estimates, including on‑site inspections • Conduct records research and market analysis of comparable dwellings meeting decent, safe & sanitary criteria • Calculate estimated and actual relocation entitlements and prepare recommendations for client approval • Maintain accurate relocation files and diaries in compliance with federal and state assistance requirements • Collaborate closely with the Project Manager, Senior RES Relocation Agent, and client to meet project timelines • Recognize and escalate relocation issues to senior agents or the Project Manager as needed

What You Bring

Preferred candidates bring extensive Right‑of‑Way experience, relevant industry certifications, and familiarity with state transportation policies, as well as a track record of training others, working on‑site with clients, and handling title research, acquisition, and closing processes. Local candidates with TDOT pre‑qualification and the ability to obtain a TDOT notary public within six months are especially desirable. Required qualifications include at least two years of active relocation advisory experience, a Right‑of‑Way designation (or the ability to obtain one within a year), and solid knowledge of the Uniform Relocation Assistance and Real Property Acquisition Policies Act and related local regulations. Candidates must be adept at interpreting real‑estate documentation, possess strong written and verbal communication skills, and be proficient with the Microsoft Office suite; familiarity with databases, ProjectWise, and GIS is a plus. • 6+ years of Right‑of‑Way experience • International Right‑of‑Way Association certifications (RWP, RW‑RAC, R/W‑URAC, SR/WA) • Local candidate preferred; TDOT pre‑qualification and experience preferred • Experience with FWHA, FTA, and DOT policies and procedures • Experience training others in residential and commercial relocation practices • Experience working in a client’s office • Experience in title research/review, acquisition, and closing • Ability to obtain TDOT notary public within 6 months of employment • Minimum 2 years of active relocation advisory experience for residential and non‑residential displacees • RWA or RWP designation (or ability to obtain within one year) • Working knowledge of the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970 and applicable state/local regulations • Ability to interpret real‑estate documents such as title reports, design and construction plans, conveyance documents, and appraisal reports • Excellent verbal and written communication skills • Proficiency with the MS Office Suite • Familiarity with databases, ProjectWise, and GIS is a plus
