About the Role
The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of a housing community, handling rent delinquency, cash‑flow optimization, and assuming full responsibility for personnel, leasing, maintenance, finance, administration and risk management when needed. • Process and reconcile daily rent payments and account receivables. • Monitor bad‑debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Ensure property meets budgeted revenue, expenses, and Net Operating Income targets. • Post resident charges, utility bill‑backs, and move‑out fees; handle security‑deposit refunds. • Complete month‑end closing procedures and generate financial reports. • Maintain accurate resident files and conduct regular audits. • Supervise on‑site staff attendance, hiring, training, coaching, and performance compliance. • Enforce company policies, Fair Housing, and OSHA standards among team members. • Implement effective leasing techniques, manage lease documentation, and track reporting. • Execute marketing strategies per the annual plan and show/lease prospective units. • Address resident complaints and develop retention programs such as events and newsletters. • Oversee customer service, monitor maintenance request response times, and ensure property appearance. • Conduct regular property inspections, coordinate repairs, and manage vendor bids and contracts.

What You Bring
Applicants should have at least one year of experience with affordable‑housing programs such as LIHTC or HUD Section 8, and possess a high school diploma (a bachelor’s degree or related experience is preferred), basic computer skills, and knowledge of Fair Housing and OSHA requirements. • Demonstrate physical ability to perform tasks requiring standing, lifting up to 25 lb, and occasional ladder use.

Benefits
Compensation ranges from $21 to $24 per hour and includes a full‑time total‑rewards package with medical, dental, vision, life and disability insurance, 401(k) matching, performance bonuses, paid sick days and company holidays.
