About the Role
The Maintenance Technician assists in all property maintenance processes—including corrective, preventative, routine, emergency, and cosmetic tasks—under the supervision of the Maintenance Supervisor and Community Manager. The role also supports the make‑ready process to meet the property’s operational objectives. • Attend the site daily and be present on‑site as required. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform necessary repairs and replacements in community common areas and units. • Assist with scheduling and execution of maintenance and repair turn events. • Clean the exterior of the community daily, including grounds, breezeways, and common areas. • Maintain and clean swimming pools, logging chemicals accurately and timely. • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. • Execute a preventative maintenance program to extend community asset life and reduce future repairs. • Follow Asset Living key policies and procedures. • Keep the maintenance shop well‑organized, stocked, and compliant with safety and OSHA standards. • Support the hazard communications program and promote safe work practices. • Participate in unit inspections when requested. • Monitor inventory of equipment and supplies as directed by the Maintenance Supervisor. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Assist with upkeep, maintenance, and cleaning of office, common areas, and model units. • Report observed violations of community rules to the Maintenance Supervisor or Community Manager. • Participate in on‑call emergency response for the community. • Use property resources, equipment, and supplies efficiently and economically. • Perform additional tasks assigned by the Maintenance Supervisor and Community Manager. • Deliver excellent customer service and monitor service request turnaround times. • Ensure consistent handling of resident matters across all interactions. • Enforce community policies as delegated by the immediate supervisor.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer skills, and an understanding of Fair Housing Laws and OSHA requirements. Ability to perform all on‑site software functions is required. The position requires regular physical activity such as climbing ladders, lifting objects over 100 lb, working in confined spaces, and exposure to outdoor weather and hazardous chemicals. Reliable transportation is needed for on‑call emergencies, and overtime, weekend, and night work may be required.
