About the Role

The Project Manager I provides overall direction and leadership for an entire project or a portion of a larger, more complex effort, working closely with the Project Superintendent. This role fully implements and manages project operations, builds lasting relationships with clients, design teams, and subcontractors, and supports JE Dunn’s strategy, vision, and values. The core responsibilities include leading the company’s safety culture, managing pre‑construction activities, overseeing buyout and submittal processes, coordinating logistics and risk management, handling change requests, conducting project meetings, processing pay applications, and maintaining detailed schedules and documentation throughout the project lifecycle. • Lead safety culture, investigate incidents, and provide retraining as needed. • Manage pre‑construction tasks: quantity takeoffs, trade coordination, scope development, bid packages, and schedule creation. • Oversee buyout process, verify pricing, evaluate bidders, and issue subcontracts. • Administer submittal schedule, review and approve shop drawings and samples, and ensure timely distribution. • Coordinate logistics for material and equipment pricing and manage subcontractor risk and bonding approvals. • Facilitate communication among owners, subcontractors, design team, vendors, and field personnel. • Process change requests, obtain pricing, and secure owner/architect approvals. • Conduct project meetings such as monthly reviews, progress updates, and Owner‑Architect‑Contractor (OAC) meetings. • Prepare and submit pay applications for subcontractors and owners. • Develop and maintain project schedules using Lean principles, monitor resources, and mitigate schedule impacts. • Document decisions affecting budget, schedule, quality, safety, and provide regular status reports. • Forecast monthly cost and margin, monitor budget performance, and drive profitability. • Lead project closeout, managing punch lists, financials, warranties, and final documentation. • Apply construction‑management fundamentals, Lean processes, and advanced scheduling software. • Build collaborative relationships with clients, design teams, and internal stakeholders.

What You Bring

Key qualifications include strong communication and presentation skills, proficiency with MS Office, advanced project‑management, accounting, construction, and scheduling software, and the ability to apply Lean principles. Candidates must hold a bachelor’s degree in construction management, engineering, or a related field (or equivalent experience) and have at least five years of construction‑management experience, preferably with self‑perform work. The position requires a valid unrestricted driver’s license, the ability to lift up to 25 lb, and flexibility for travel, relocation, and non‑traditional hours.
