The role is critical for executing capital improvement projects and maintaining high operational standards across multiple renovation properties. It works collaboratively with the assigned Regional Facilities Manager (RFM) to manage facilities activities, budgets, and emergency coverage, ensuring contractual compliance with company standards and legal requirements. By driving efficiency and continuous improvement, the position supports property enhancements while fostering a culture of teamwork. Essential duties include capital project support, vendor coordination, and emergency response. The incumbent assists in outlining, developing, and managing projects from initiation to completion, oversees vendor timelines, and ensures clear communication of changes to internal stakeholders. Additionally, the role must be available to address property emergencies such as fires, flooding, or severe weather outside normal work hours. • Outline, develop, and manage multiple facilities projects under guidance of AVP and SVP. • Track projects from initiation through completion, supporting the assigned RFM. • Define project timelines and expectations with site teams and vendors before start. • Manage vendor deliverables and communicate changes to internal stakeholders. • Ensure capital projects maintain curb appeal per Morgan Properties policies. • Respond immediately to property emergencies (fire, flood, severe weather) during and after hours. • Maintain on‑call availability for emergencies outside regular schedule.

What You Bring

Candidates need at least two years of project management experience, preferably in facilities, construction, or capital improvements, with multi‑family property experience considered a plus. Strong technical proficiency in HVAC, construction, and maintenance, along with excellent problem‑solving, organizational, and communication skills, is required. Certifications such as HVAC/EPA and CPO are advantageous, and proficiency with Microsoft Word, Excel, and digital project‑tracking tools is expected. The position requires frequent travel between properties, often on short notice, and involves standing, walking, bending, climbing, and lifting up to 50 pounds. Work is primarily office‑based with regular site visits, exposure to various weather conditions, and the use of personal protective equipment in construction zones. The schedule is Monday‑Friday, but the employee must be prepared to respond to emergencies during nights, weekends, and holidays. • Minimum 2 years project management experience in facilities, construction, or capital improvements. • Strong technical knowledge of HVAC, construction, and maintenance operations. • Ability to handle multiple projects simultaneously with attention to detail. • HVAC/EPA and CPO certifications considered a plus. • Proficient in Microsoft Word and Excel; adept with digital project‑tracking tools. • Travel between multiple properties on short notice; lift up to 50 lb; use PPE on site.
