About the Role
The Occupancy Planner/Space Management role is based in MEPZ, Tambaram, Chennai, operating on a six‑day office schedule within the Corporate Real Estate – Workplace Strategy department. The role focuses on designing efficient, people‑centric workspaces that support business growth, employee well‑being, and operational efficiency. The position involves developing long‑term occupancy strategies, forecasting headcount and space demand, analyzing the portfolio for optimization opportunities, creating block and stack plans, preparing test fits with AutoCAD, handling workspace requests, maintaining data in CAFM/IWMS systems, producing utilization reports, coordinating moves and restacks, and guiding stakeholders on space policies. • Develop long‑term occupancy strategies aligned with business growth. • Forecast headcount and space demand in collaboration with cross‑functional teams. • Analyze the portfolio to identify optimization, consolidation, or expansion opportunities. • Create block and stack plans to allocate space based on adjacency and function. • Produce test fits and layout drawings using AutoCAD to assess feasibility. • Manage workspace requests for new hires, team expansions, and relocations. • Maintain accurate occupancy data in CAFM/IWMS systems. • Generate reports and dashboards on space utilization, vacancy, and occupancy metrics. • Develop move plans and coordinate internal relocations and restacks. • Partner with Facilities, IT, and vendors to execute changes with minimal disruption. • Educate stakeholders on space policies and standards. • Serve as subject‑matter expert for business units on occupancy needs. • Facilitate discussions, present findings, and secure alignment on solutions. • Work on‑site in Chennai with a 48‑hour, six‑day work week.

What You Bring
Candidates should hold a bachelor’s degree in architecture, interior design, real estate, facilities management, or a related field, and possess 5–10 years of occupancy planning or corporate real‑estate experience. Proficiency in AutoCAD, CAFM/IWMS platforms such as Archibus or Tririga, Power BI, and advanced Excel is required, along with strong analytical, communication, and project‑management skills. Familiarity with office furniture systems and collaborative design is also valued; preferred certifications include CoreNet Global MCR, IFMA CFM, and PMP. • Hold a bachelor’s degree in Architecture, Interior Design, Real Estate, Facilities Management, or related field. • Possess 5–10 years of occupancy planning or corporate real‑estate experience. • Proficient in AutoCAD, CAFM/IWMS platforms (e.g., Archibus, Tririga), Power BI, and advanced Excel. • Demonstrate strong analytical, communication, and project‑management skills. • Familiar with office furniture systems and collaborative workplace design. • Preferred certifications: CoreNet Global MCR, IFMA CFM, PMP.
