About the Role
The role is for an experienced Critical Facilities Manager (CFM) who will lead operational oversight of a mission‑critical R&D laboratory portfolio that spans low‑level bench labs to high‑tech cleanrooms for microprocessor and data chip testing. This supervisory position ensures reliability, uptime, and safety of all critical mechanical, electrical, plumbing, and life‑safety systems, while managing vendor performance and change‑management processes. The CFM will act as the subject‑matter expert for the lab’s MEP infrastructure, maintain system capacity and redundancy, develop disaster‑recovery plans, and lead root‑cause investigations. The position also involves compliance oversight, accurate documentation, regular reporting to leadership, and participation in financial and strategic planning for operational and capital budgets. • Supervise and direct preventative and corrective maintenance performed by vendors on critical lab support systems. • Develop, review, and approve Method of Procedures (MOPs) for work on critical systems to minimize risk. • Manage change management control process for planned maintenance, ensuring proper scheduling and communication. • Oversee contractor activities to ensure awareness of critical functions and compliance with safety and operational standards. • Serve as subject matter expert on lab’s critical MEP infrastructure and system interdependencies. • Maintain understanding of system capacity, load, and redundancy to ensure continuous lab equipment operation. • Ensure 24/7 reliability of HVAC, electrical, and plumbing/water systems supporting labs. • Develop, implement, and maintain disaster recovery and business continuity plans for critical facility operations. • Lead root cause analysis investigations for facility‑related incidents and implement corrective actions. • Ensure lab utility infrastructure complies with applicable local, state, and federal regulations. • Maintain accurate records of maintenance activities, engineering logs, MOPs, and system performance data. • Prepare and present regular reports on system performance, vendor activities, incidents, and key performance indicators to leadership. • Assist in developing and managing operational and capital budgets for the lab facilities portfolio. • Participate in capacity planning and provide technical input for infrastructure upgrades, lab expansions, and new construction projects. • Identify and implement improvements to enhance operational efficiency, reduce costs, and improve system reliability.

What You Bring
Qualified candidates have 7‑10 years of experience in critical facilities operations—ideally in laboratory, cleanroom, pharmaceutical, or semiconductor environments—and hold a bachelor's degree in mechanical or electrical engineering or equivalent experience. Required technical knowledge includes UPS, generators, power distribution, HVAC, and fire/life‑safety systems, along with strong vendor and process management skills. Preferred experience includes building automation systems, CMMS, lab‑specific utilities, and professional certifications such as CFM or CDCP. • 7‑10 years of experience in critical facilities operations, preferably in labs, cleanrooms, pharmaceutical, or semiconductor manufacturing. • Bachelor’s degree in Mechanical or Electrical Engineering or equivalent professional experience. • System‑level knowledge of UPS, generators, power distribution, HVAC, and fire/life‑safety systems. • Proven experience managing vendor relationships, contracts, and on‑site performance. • Strong expertise in change management, MOPs, SOPs, and risk mitigation in critical environments. • Excellent leadership, problem‑solving, and communication skills. • Preferred: experience with Building Management Systems (BMS) or Building Automation Systems (BAS). • Familiarity with Computerized Maintenance Management Systems (CMMS). • Knowledge of lab‑specific utility systems such as RODI water, Clean Dry Air, process exhaust, and gas/chemical monitoring. • Professional certifications such as Certified Facilities Manager (CFM) or Certified Data Center Professional (CDCP).

The role is based on‑site in Mountain View, CA, with an estimated compensation range of $143,600‑$249,000 per year, and offers comprehensive benefits such as 401(k) matching, medical/dental/vision coverage, paid parental leave, paid time off, company holidays, and early wage access through Daily Pay.
