About the Role
The HVAC Building Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing equipment across assigned properties, ensuring a clean and safe working environment through routine assessments, preventive and corrective maintenance, painting, and housekeeping. The role requires performing building-wide plumbing, electrical, and HVAC tasks, monitoring and adjusting heating, cooling, and air distribution systems, repairing fixtures and structural components, and documenting all activities while responding promptly to emergencies and customer concerns. • Perform all plumbing, electrical, and HVAC work for assigned buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution. • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats, and diffusers. • Verify field conditions and execute necessary repairs or adjustments. • Conduct energy management monitoring. • Repair doors, ceilings, hand railings, floors, and other building components. • Service plumbing fixtures such as water closets, urinals, and lavatories. • Execute preventive maintenance per C&W standards (filter changes, coil cleaning, bearing greasing, belt adjustments, chemical treatment, cooling tower upkeep, annual inspections). • Inspect engine rooms, fan rooms, pumps, generators, fire pumps, sump and ejector pumps, and replace lighting and signage as needed. • Ensure emergency exit signs, lights, and egress routes are functional and clear. • Perform fire and life‑safety inspections per NFPA, local codes, and company protocol. • Document activities and report to supervisor promptly. • Respond immediately to emergencies (fire, evacuation, equipment failure) and customer concerns. • Follow all applicable codes, regulations, and company safety directives; complete required C&W safety training annually. • Adhere to C&W uniform dress code and maintain a neat appearance on and off the property. • Maintain appropriate trade licenses (Journeyman/Master Electrician, Refrigeration Certificate, Boiler/Steam licenses) and certifications as required.

What You Bring
The engineer works in a professional office setting but must travel between properties, often in varying weather conditions, and may be the sole maintenance staff on certain shifts, requiring flexibility, multi‑tasking, and a sense of urgency. Physical demands include frequent lifting of at least 50 lb, climbing, stooping, crouching, and working at heights, as well as clear communication and the ability to read technical drawings and schematics. • Demonstrate technical proficiency, initiative, flexibility, multitasking ability, and sense of urgency. • Hold high school diploma or GED; apprenticeship or trade school graduation preferred. • Possess 5+ years experience operating mechanical, electrical, and plumbing systems in commercial properties. • Hold a valid driver’s license with a good driving record. • Possess basic computer skills in Outlook, Excel, and Word.
