About the Role
The Community Manager reports to the Regional Manager and is accountable for the full spectrum of on‑site operations—including personnel, leasing, maintenance, financial, administrative and risk management—to ensure compliance with Asset Living policies, safety standards and fair‑housing regulations. • Screen, hire, train, coach, and develop on‑site staff while maintaining daily attendance. • Create and manage weekly/daily schedules for office and maintenance teams. • Address performance issues, document actions, and coordinate with HR for terminations as needed. • Lead staff to ensure compliance with company policies, safety, and fair‑housing guidelines. • Develop annual operating budgets and forecasts to maximize net operating income. • Control costs and drive revenue by identifying trends and recommending adjustments. • Oversee rent collection, deposit reconciliation, and timely coding of vendor invoices. • Prepare accurate property close‑out and ownership financial reports. • Design and execute yearly marketing plans to achieve leasing goals. • Train staff on effective leasing techniques, lease documentation, and reporting accuracy. • Resolve resident complaints and implement retention programs such as events and newsletters. • Conduct property showings, lease signings, and move‑in processes for prospective residents. • Ensure timely and accurate administrative and leasing reporting. • Lead emergency response team and manage property emergencies per company guidelines. • Monitor maintenance request turnaround and uphold high customer‑service standards. • Perform regular property inspections to verify repairs and maintain appearance. • Manage vendor selection, obtain bids, and supervise maintenance, construction, and rehabilitation activities. • Meet physical demands including standing, walking, occasional lifting of up to 25 lb, and emergency on‑call availability. • Maintain reliable transportation for emergency response duties.

What You Bring
Candidates should have at least two years of experience with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, HCD or HOME funds, with certifications like HCCP, HCP‑E or similar considered a plus. • Hold a High School diploma; Bachelor’s degree or relevant housing experience preferred. • Possess CAM or ARM certification and basic computer and fair‑housing knowledge.

Benefits
Compensation includes a salary range of $65,000 to $78,000, a comprehensive total‑rewards package with medical, dental, vision, life and disability insurance, 401(k) matching, paid sick days, holidays, and performance‑based bonuses. • Salary range $65,000–$78,000 plus comprehensive benefits, 401(k) match, and performance bonuses.
