About the Role

The Maintenance Technician assists in all facets of property maintenance, including corrective, preventative, routine, emergency, and cosmetic tasks, as well as the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident work orders, performing pool maintenance, inspecting grounds and buildings, and ensuring compliance with safety, OSHA, and Asset Living policies. • Attend the community daily and promptly address resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks, including swimming pool upkeep and chemical logging. • Execute make‑ready preparations and assist with unit turn events to meet operational objectives. • Maintain an organized maintenance shop, monitor inventory, and ensure compliance with safety, OSHA, and Asset Living policies. • Inspect grounds, buildings, and amenities daily to identify and correct hazardous conditions. • Provide excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency response and coordinate with the Maintenance Supervisor and Community Manager. • Document service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status accurately.

What You Bring

Applicants must have a high school diploma or equivalent, basic computer skills, and an understanding of Fair Housing Laws and OSHA requirements. The role requires physical stamina to lift 100+ lb objects, work at heights, navigate tight spaces, and operate in various weather conditions, with a willingness to be on‑call for emergencies and work overtime as needed. • Hold a high school diploma or equivalent, possess basic computer skills, and have reliable transportation for on‑call duties. • Demonstrate physical ability to lift and move objects of 100+ lb, work at heights, in confined spaces, and in varied weather conditions.
