About the Role

The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of a housing community. This on‑site leader handles rent delinquency, cash‑flow optimization, and steps in to manage personnel, leasing, maintenance, finance, administration, and risk when the Community Manager is absent. The role ensures compliance with company policies, safety standards, and fair‑housing guidelines. • Post and reconcile all resident payments, account receivables, and end‑of‑month closing. • Monitor bad debt, issue late notices, contact residents/guarantors, and file evictions. • Ensure property meets budgeted revenue, expenses, and Net Operating Income targets. • Conduct unit walk‑throughs, post move‑out charges, and process security‑deposit refunds. • Oversee daily onsite attendance, hire, train, coach, and develop staff per company standards. • Provide ongoing staff training, counseling, and enforce compliance with policies. • Lead leasing efforts: show units, process lease documentation, and implement marketing plans. • Address resident complaints, develop retention programs, and manage resident communications. • Manage customer service, track maintenance requests, and ensure timely property repairs. • Perform regular property inspections, oversee resource procurement, and control expenses.

What You Bring

Candidates with at least one year of experience in affordable‑housing programs (e.g., LIHTC, HUD Section 8, Section 236, PRAC, USDA Rural Development, HCD, HOME) are preferred. Relevant affordable‑housing accreditations such as HCCP, HCP‑E, COS, BOS, TCS, or CPO are advantageous but not required. Applicants should have a high school diploma or equivalent; a bachelor’s degree or two years of housing‑industry experience is preferred. Basic computer skills and the ability to use onsite software are required, along with knowledge of Fair Housing laws and OSHA regulations. Physical demands include standing or sitting for long periods, lifting up to 25 lb, climbing ladders, and working varied shifts, including overtime, weekends, and emergencies. • Hold High School Diploma (Bachelor’s preferred) and 1‑2 years housing industry experience. • Proficient with onsite software and knowledgeable of Fair Housing and OSHA regulations. • Ability to stand, walk, lift up to 25 lb, use ladders, operate tools, and work varied shifts including overtime.
