About the Role
The Project Manager 1 will provide overall direction and leadership for an entire project or a portion of a larger, more complex project in concert with the Project Superintendent. This position will fully implement and manage the operation and administration of the project, building and maintaining lasting relationships with clients, design teams and subcontractors, and supporting JE Dunn’s strategy, vision and values. • Lead safety culture initiatives, investigate incidents, and retrain staff as needed. • Manage the JE Dunn pre‑start process for each project. • Support pre‑construction activities such as quantity take‑off, trade coordination, scope development, bid package creation, scheduling, and bid advertising. • Plan and execute the buyout schedule, verify pricing, perform gap analysis, and issue subcontracts. • Oversee the submittal schedule, review and approve shop drawings and samples before submission. • Ensure approved submittals are returned to subcontractors and accessible per the project schedule. • Coordinate with Logistics to obtain pricing for materials and equipment. • Work with risk management to secure subcontractor approvals, bonding requirements, and conduct ongoing risk analysis. • Coordinate all project stakeholders, including subcontractors, owners, field teams, design teams, and vendors. • Disseminate change requests to subcontractors, gather and evaluate pricing, and obtain owner/architect approvals. • Lead project meetings such as monthly reviews, progress meetings, and Owner‑Architect meetings. • Process monthly subcontractor and owner pay applications. • Develop and maintain the project schedule with the superintendent, applying Lean principles and managing resources. • Identify potential schedule impacts (scope changes, weather, staffing) and implement mitigation plans. • Document decisions affecting budget, schedule, legal, quality, and safety using best‑practice documentation standards. • Provide regular reporting and analysis of project status and profitability to the team. • Prepare monthly cost and margin forecasts, participate in budget development, and monitor costs versus budget. • Lead project closeout activities, including punch‑list completion, final financials, subcontractor closeout, and warranty management. • Interface with regional or company legal counsel as required. • Perform work accurately, completely, and in a timely manner. • Utilize MS Office and advanced project management, accounting, construction technology, and scheduling software. • Apply construction management fundamentals and Lean processes to drive efficiency. • Build and sustain relationships with internal and external teams to generate future work and maximize profitability.

The role requires a valid unrestricted driver’s license, the ability to lift up to 25 pounds, and may involve travel, relocation, and non‑traditional hours. Work environments can range from office settings to extreme outdoor conditions, with frequent sitting and occasional standing, walking, climbing, and other physical activities. Education: a bachelor’s degree in construction management, engineering or a related field is required, though equivalent experience will be considered. Experience: at least five years of construction management experience.
