About the Role
The Maintenance Technician at Twin Oaks is responsible for delivering quality move‑ins, resident satisfaction, expedited service and personal attention. They respond to resident service needs and help deliver superior customer service. They prepare make‑ready apartments, which may include painting, carpet repairs, cleaning, general repairs, and housekeeping duties, to ensure a quality move‑in experience. They respond to resident requests promptly and professionally, perform maintenance tasks such as plumbing, HVAC, basic electrical, carpentry, painting, and snow removal, and maintain grounds, pools, common areas, and dog park amenities. On‑call scheduling may be required for after‑hour emergencies, and they report maintenance concerns to the supervisor. Additional duties include performing scheduled maintenance, adhering to state, local, and federal fair housing laws, attending required training, following uniform and appearance standards, maintaining safety procedures, safeguarding tools and equipment, and achieving high productivity through reliable attendance. They also perform any other related duties as assigned. • Prepare make‑ready apartments (paint, carpet repair, cleaning, general repairs). • Respond promptly and professionally to resident service requests. • Perform maintenance on plumbing, HVAC, basic electrical, carpentry, painting, and snow removal. • Maintain grounds, pools/hot tubs, common areas, and dog park amenities. • Be on‑call for after‑hour emergencies as needed. • Report maintenance issues in vacant units, model homes, and common areas to supervisor. • Follow fair housing laws and company safety procedures. • Attend required training and adhere to uniform and professional appearance standards. • Maintain reliable, punctual attendance and timely reporting of tardiness.

What You Bring
Competencies required are a valid driver’s license, EPA 608 Type II and CPO certification, and the ability to read policies, compute rates, solve routine problems, follow written or oral instructions, perform basic math, and write routine reports. Education requirements are a high school diploma, GED, or trade/technical/vocational schooling, and at least one year of related maintenance experience is preferred. The role operates in a professional office environment, using standard office equipment, and regularly requires travel between properties in varying weather conditions. Physical demands include standing, walking, climbing stairs or ladders, lifting up to 100 lb, and being stationary for 85% of the time, with travel for up to 10% of work hours. • Hold a valid driver’s license and EPA 608 Type II/CPO certification. • Demonstrate ability to read policies, perform basic math, solve routine problems, and write reports. • Possess a high school diploma/GED or equivalent trade/technical education. • Have at least one year of related maintenance experience. • Lift, carry, push, or pull up to 100 lb and travel between properties up to 10% of the time.

Benefits
Compensation is $20.83–$24.50 per hour, with a comprehensive benefits package that includes health, vision, dental, retirement savings, life and disability insurance, and paid time off.
