About the Role

The Maintenance Technician supports the property’s maintenance operations, handling corrective, preventative, routine, emergency, and cosmetic tasks under the direction of the Maintenance Supervisor and Community Manager. The role also includes responsibilities for the make‑ready process and ensuring community standards are upheld. • Maintain regular daily onsite attendance. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs and replacements in community common areas and units. • Schedule and execute maintenance/repair turn events. • Clean exterior community areas, including grounds and breezeways, daily. • Conduct swimming pool maintenance, cleaning, and chemical logging. • Inspect grounds and structures daily to identify and correct safety hazards. • Implement a preventative maintenance program to extend property lifespan. • Follow Asset Living policies and safety standards, including OSHA guidelines. • Keep the maintenance shop organized, stocked, and compliant with safety regulations. • Support hazard communications and promote safe work practices. • Participate in unit inspections as needed. • Monitor inventory of equipment and supplies under supervisor direction. • Maintain accurate records for service requests, EPA/OSHA compliance, and make‑ready status. • Assist with upkeep and cleaning of offices, common areas, and model units. • Report observed violations of community rules to supervisors. • Participate in on‑call emergency response for the community. • Use property resources, equipment, and supplies efficiently. • Deliver excellent customer service and monitor service request turnaround. • Ensure consistent resident interactions and enforce community policies.

What You Bring

• Hold a high school diploma or equivalent with basic computer skills. • Understand Fair Housing Laws and OSHA requirements. • Ability to lift/move objects of 100+ lbs, climb ladders, work in confined spaces, and handle outdoor weather conditions. • Available for overtime, weekends, night hours, and on‑call emergencies. • Possess reliable transportation for emergency on‑call duties.
