About the Role
The role involves executing scheduled preventive maintenance on all mechanical and electrical plant according to site task schedules and asset lists, while also addressing reactive maintenance requests throughout the building, including concessionary stores and fabric‑related items. Coordination with sub‑contractors is essential, ensuring they meet contract requirements, obtain work approvals, and operate safely under the Permit to Work system. Maintaining plant reliability requires swift remediation of faults, availability of appropriate spares, and the provision of parts lists with estimated repair times. A strong focus on health, safety and documentation is required, including the preparation of method statements, risk assessments, and timely completion of paperwork for reactive and breakdown work. The incumbent must foster positive relationships with BGIS staff, subcontractors, and client representatives, uphold a clean and secure plant‑room environment, and ensure uniform and PPE usage at all times. Performance is monitored through adherence to contractual KPIs and SLAs, accurate updates in the CMMS (e.g., Maximo), and regular checks of the LOTO system, while the BMS is used to maintain acceptable building environmental conditions. • Perform scheduled preventive maintenance on mechanical and electrical plant per site task schedules. • Respond to and resolve reactive maintenance calls, including concessionary stores and fabric items. • Manage sub‑contractors, approving work and monitoring safe execution of repairs. • Operate the Permit to Work system in line with BGIS health and safety procedures and client requirements. • Rapidly remediate plant faults and defects to keep equipment serviceable. • Ensure appropriate spares are available and provide parts lists with estimated repair times. • Complete and submit all paperwork for reactive and breakdown work to the contract administrator. • Prepare and use method statements and risk assessments for all tasks. • Develop positive relationships with BGIS staff, sub‑contractors, and client representatives. • Maintain a safe and healthy work environment, including uniform and PPE usage. • Keep plant rooms locked, clean, and tidy at all times. • Supervise and monitor sub‑contractor activities on‑site. • Execute assigned tasks with proper health and safety awareness. • Track performance against contractual KPIs and SLAs. • Update the CMMS (e.g., Maximo) and close out tickets with accurate data. • Produce near‑miss reports, dynamic risk assessments, and detailed activity records. • Verify LOTO system operation regularly. • Utilize the BMS to monitor and maintain acceptable building environmental conditions.
