About the Role

The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial functions and staff in the community’s absence. The role ensures rent collection, compliance with policies, safety and fair‑housing guidelines, and drives resident satisfaction. • Post and reconcile all resident payments, account receivables, and end‑of‑month closings. • Monitor bad debt, issue late notices, contact residents/guarantors and manage evictions. • Track budgeted revenues, expenses and Net Operating Income to meet financial targets. • Conduct unit walk‑throughs, apply move‑out charges and process security‑deposit refunds. • Screen, hire, train, coach and evaluate onsite staff; enforce company policies and OSHA/Fair Housing standards. • Lead staff performance through ongoing training, counseling and leadership support. • Ensure leasing processes are executed accurately, from showings to lease signing and documentation. • Implement marketing plans, resident retention programs and handle resident complaints to maintain satisfaction. • Oversee customer service, maintenance request response times and property appearance through regular inspections. • Manage vendors, obtain bids and control property resources, equipment and supplies economically.

What You Bring

• Require high school diploma (Bachelor’s preferred); 1‑2 years housing industry experience or equivalent training. • Proficient with onsite software and basic computer skills; knowledge of Fair Housing and OSHA regulations. • Ability to stand, walk, lift up to 25 lb, ascend ladders, operate tools, vehicles and work overtime, weekends or nights as needed.

Benefits

Compensation is $22–$23 per hour plus a total rewards package that includes medical, dental, vision, life and disability insurance, 401(k) matching, performance bonuses, paid sick days and holidays.
