About the Role

The Community Manager oversees all on‑site operations of a housing community under the Regional Manager’s supervision, directing personnel, leasing, maintenance, financial, administrative and risk‑management functions to ensure compliance with Asset Living policies, safety standards and fair‑housing guidelines. • Recruit, screen, hire, train, coach, and develop on‑site staff; maintain daily attendance and schedules. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Lead staff to ensure compliance with company policies, safety, and fair‑housing guidelines. • Develop and manage annual operating budgets and forecasts to maximize net operating income. • Monitor rent collections, deposit reconciliations, and timely coding of vendor invoices. • Prepare accurate property closeout and ownership financial reports. • Create yearly marketing plans and implement leasing strategies to achieve occupancy goals. • Oversee resident complaint resolution and implement retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Ensure accurate and timely administrative and leasing reporting. • Coordinate emergency response teams and handle property emergencies per company guidelines. • Supervise maintenance requests, ensure prompt service, and maintain property appearance through regular inspections. • Manage vendor relationships, obtain bids, and control costs for supplies and services. • Direct construction, rehabilitation, and make‑ready activities, confirming quality and expediency.

What You Bring

The role requires reliable transportation for on‑call emergencies, the ability to work overtime, weekends and nights, and physical capability to perform tasks such as standing for long periods, lifting up to 25 lb, and navigating ladders or confined spaces. • Possess a high school diploma (Bachelor’s preferred) and relevant housing industry experience; CAM or ARM certification preferred. • Demonstrate basic computer proficiency and knowledge of Fair Housing Laws and OSHA requirements.
